The house is available for lets from July this year (2010) onwards, I have taken advice to ensure the house has all the necessary certification and complies to the necessary health and safety standards. Although not meeting HMO legislation we have taken this as a benchmark for the basis of improvements.
Complying to the legal requirements is of course only the minimum I am looking to achieve, I not only want to provide the most compliant but also the most safe accomodation I can for guests.
The house has been upgraded with mains supplied smoke and carbon monoxide detectors, in addition emergency lighting has been installed. All appliances have been "PAT" tested and a fire assessment completed - more details available on request.
